Την ακολουθούμε και θα συνεχίσουμε να την ακολουθούμε με συνέπεια και επιμονή μέχρι το τέλος. Καταθέτω σήμερα το θεμέλιο λίθο για την κατασκευή της Μαρίνας Λεμεσού. Ενός μεγαλεπήβολου αναπτυξιακού έργου που ανταποκρίνεται πλήρως προς τις πιο πάνω διακηρύξεις μας και που έρχεται με ουσιαστικό τρόπο να συμπληρώσει τη συνολική προσπάθεια εκσυγχρονισμού  και αναδημιουργίας των υποδομών στην πόλη της Λεμεσού. Είμαστε όλοι μάρτυρες στην κατάθεση του θεμέλιου λίθου ενός έργου που δημιουργεί νέες θέσεις εργασίας, που εμπλουτίζει το τουριστικό μας προϊόν και τοποθετεί την Κύπρο στον τουριστικό Χάρτη ως διαφοροποιημένο και ελκυστικό προορισμό ναυτικού τουρισμού.

Αναγνωρίζουμε επίσης ότι σε αυτό το περιβάλλον μόνο οι τουριστικοί προορισμοί που ενισχύουν και ενδυναμώνουν το τουριστικό προϊόν τους με σημαντικά εμπλουτιστικά έργα μπορούν να σταθούν επάξια. Η επίσπευση της εκτέλεσης έργων τουριστικής υποδομής και εμπλουτιστικών προϊόντων αποτελεί για εμάς θέμα ψηλής προτεραιότητας.

Καταλήγοντας ο κ. Πρόεδρος πρόσθεσε: «Συγχαίρω όλους όσοι συνέβαλαν στη συλλογική προσπάθεια για να καταστεί δυνατή η έναρξη των εργασιών για την κατασκευή της Μαρίνας Λεμεσού και εύχομαι όπως σύντομα αρχίσει η υλοποίηση των υπολοίπων έργων τουριστικής υποδομής».

Οι εργασίες για την κατασκευή της Μαρίνας Λεμεσού βρίσκονται σε πλήρη εξέλιξη και συνεχίζονται με εντατικούς ρυθμούς . Με μια δαπάνη που θα ξεπεράσει τα 350 εκατομμύρια ευρώ, στη Μαρίνα Λεμεσού θα κατασκευαστούν όλα τα απαραίτητα λιμενικά έργα και κτηριακές εγκαταστάσεις για ελλιμενισμό σκαφών αναψυχής και θα διαμορφωθεί  χώρος για τη συντήρηση και επιδιόρθωσή τους. Η Μαρίνα θα παρέχει στα σκάφη αναψυχής υψηλής ποιότητας υπηρεσίες και διευκολύνσεις.

On Tuesday 7 September, an impressive ceremony was held in Limassol for the laying of the foundation stone of Limassol Marina by his Excellency, the President of the Republic, Mr Demetris Christofias. The ceremony was attended by the city’s official authorities, personalities from the world of business and commerce and a large number of invited guests. The blessing was given by his Grace, Limassol Metropolitan Bishop Athanasios.

The ceremony was opened by the Chairman of the Board of Limassol Marina Ltd, Mr Marios E. Lanitis, who spoke on behalf of the Board of Directors: “I wish to express our sense of honour, pride and responsibility at the fact that we have undertaken this groundbreaking project, a milestone for the Cyprus economy, with a total investment of close to 350 million euros. Limassol Marina is, to us and all those working with us,   the practical implementation of our vision for the development of marine recreation and the island’s infrastructure as a whole. The Company has undertaken to complete the project within the set time frame and by the end of 2012 Limassol Marina will be ready to welcome the first yachts to its berths”. Mr Lanitis went on to thank the President of the Republic for the Government’s assistance and contribution towards the completion of the process so far, with special thanks to the Minister of Commerce, Industry and Tourism, Mr Antonis Paschalides. He also thanked the Board of Limassol Marina Ltd, the company’s legal advisers, the Bank of Cyprus, the Project Consultants and finally, all those who honoured the ceremony with their presence.

The President of the Republic, Mr Demetris Christofias then gave his address, saying among other things:

«Large-scale development projects will pave the way out of the economic crisis. This is a commitment that our policies have long supported and one that we are dedicated to fulfilling.  Today, I lay the Limassol Marina foundation stone, a large-scale development project that responds to our policies and makes a significant contribution to overall regeneration and modernisation efforts in the city of Limassol. Today we are witnesses to the commencement of a project that will create jobs, enrich our tourism and reposition Cyprus as a premium yachting destination.

»Marina projects are expected to be completed by the fourth quarter of 2012, making it possible to welcome the first yachts during Cyprus’ assumption of the E.U presidency during the second quarter of the same year.  “We are aware that the world tourism environment is particularly competitive and that only destinations that invest in their product stand the test of time. Expediting the execution of tourist infrastructure projects and enrichment products is a high priority issue for us.

The President concluded: «I would like to congratulate all those who made it possible and contributed to the launch of the Marina’s construction and I hope that other tourism-related projects will shortly be underway. »

Work for the construction of Limassol Marina is already under way and progressing rapidly. The exclusive waterfront development has been designed by a world-renowned team or architects and engineers. Cyprus property Lawyers – review – Paphos Marina – Completed on 28^th July 2010.

Paphos has had a rickety time through the recent recession with property sales down and emigrants leaving to go back to their own countries. And what a shame that is, as those individuals will now miss out on the biggest development in Paphos, alongside the new airport, with a new 1000 berth Marina will to be built.

The size of the Marina will be approximately the same size as the new Marinas being built in Larnaca and Limassol.

It has been reported that Leptos Estate will head the group of private companies investing in the Marina and at 70 Million Euros will be injected into the project.

Conditions for the tender being awarded to Leptos Estates, was that the Marina had to be built within a 3 year period. So it really looks like all the Marinas Island wide will be completed around the same time frame.

Paphos is a beautiful area of Cyprus and the new Marina will compliment this side of the island even further, and news of all the Marinas has actually already favoured property prices in surrounding areas.  Businesses are also staring to look up and see some hope.

While plans for the new Paphos Marina are not so defined as yet, news reports show there will be leisure facilities, bars and restaurants and the scope for residential property.

This is great news for Paphos and all Paphos residents who will definitely reap the rewards.  However, once again there has been news reports that delays are ahead of us and this is an issue the Cyprus Government should avoid.

Legal Consultants in Paralimni – Review – Title Deed Reform Delay – Completed on 28^th July 2010. Cyprus Title Deeds

There are many angry people over the Cyprus Title Deed legislation being delayed. The Government has made a lot of promises to the public and had failed to follow through on these.

It has been reported that the delay is due to lack of information not being given to the relevant officials, and therefore these officials have no recollection of them.

However, the Minister believes that all details were discussed and agreed up on and therefore were ready to go to the House of Parliament to be passed.

This discrepancy is very frustrating to the public and the delay will carry on until at least October after the summer holiday has finished, before discussions will open again on the issue.

Some details within the bills are being totally rejected by certain parties and even when talks do continue in October it appears it will still not be smooth sailing.

Some views seem to be that the bills do not help purchasers who have already brought property and are having trouble claiming their Title Deeds due to the developer mortgaging the land, even after the launch of the contracts to the Land Registration office.

The Title Deed Reform was devised to help with the country’s high deficit in mind, so not only are many people still stuck without a Title Deed solution, the state deficit will also suffer until progress is made.

Now if some of the bills are being rejected and discussions and amendments need to place further, this could mean a very long wait and 2010 may not be the year to celebrate the Title Deed reform.

Our office after extensive hard work trying to get the Title Deed Reform moving, has written to the Minister asking for the legislation to be passed as the public are very angry over this issue.

We urge all citizens to write to their local MPS stating their views and ask for them to hasten up this frustrating issue.  We believe that we should do something about this! The Minister states that the parties have delayed the bills, so let’s ask our local MPs about this?

Стало известно,  что председательство в Европейском Союзе обойдется стране в 62 миллиона евро, в то время как бюджет других стран стартовал с 80-100 миллионов евро.

Был создан план, по которому на протяжении 18 месяцев 3 страны-члена будут председательствовать по очереди, каждая по 6 месяцев. Кипр будет третьим после Польши и Дании.

Председательство будет начинаться с точки, где закончилось предыдущее, давая возможность полностью выполнить запланированную полуторагодичную программу.

Все три страны-члена должны представить свой индивидуальный вклад в программу к сентябрю 2012.

Доктор Андреас Молсекис, руководитель Кипрского секретариата в ЕС выразил свое удовлетворение по поводу прогресса, сделанного в сторону завершения вклада Кипра в Общую Программу, а также он заявил, что все, что требуется от Кипра,  будет готово вовремя.

Встречи на высоком уровне Президиума Трио-координаторов, Генерального Секретариата и Европейской комиссии запланированы на апрель 2011 года с тем, чтобы обсудить возможные неразрешенные вопросы и согласовать окончательный план программы.

Всем известно, что в данный момент наша Планета Земля находится в чрезвычайном положении. Все чаще катаклизмы происходят по всему миру. Многократное извержение вулкана в Исландии, невероятные засухи и высокие температуры в Восточной Европе, сжигающие и высушивающие всю растительность и почву, причиняющие пожары в лесах России – «легких» нашей Планеты.

В  Центральной Европе другая крайность – наводнения, вызванные проливными дождями. Затоплены сотни гектаров земли, дороги и дома разрушены, власти эвакуируют людей из пострадавших районов.

На днях стало известно еще об одном стихийном бедствии – разломе арктического ледника. В ночь на 6 августа огромный ледяной пласт, размером около 87 км отломился от Ледника Питерман в Северной Гренландии. Ученые предупреждают, что потеря льда от этого ледника, скорее всего, увеличит скорость, с которой лед Гренландского ледяного полотна тает в Мировой Океан.

Природа уже говорит нам своими действиями, что нужно действовать немедленно, если мы хотим спастись от катастрофы планетарного масштаба. Необходимо уже давно перестроиться на экологически чистую энергию, но взамен мы продолжаем использовать автомобили, работающие на горючем топливе, электроэнергию, полученную в результате сгорания газа и угля, засоряем водоемы и почву промышленными отходами.

Юридическая Фирма Кипра – Обзор Сделки С Катаром. Август 11,2010 – Адвокаты Паралимни

Как мы уже писали в наших предыдущих статьях, в апреле нынешнего года, Кипр подписал ряд договоров с Катаром о возведении огромного комплекса напротив отеля Хилтон (Hilton) в Никосии, который будет включать в себя пятизвездочный отель, торговый центр, офисы и жилой комплекс. Кипр и Катар построят этот туристический комплекс на участке в 55 тысяч квадратных метров.

Важнейшим предварительным условием начала осуществления проекта является независимая оценка обеими сторонами стоимости участка земли, на котором будет осуществлен проект, после чего будет согласована общая цена и начнется строительство проекта.

Но, к сожалению, стороны не могут прийти к общему решению по поводу цены участка.

Правительство Кипра оценивает участок в 134 миллиона евро, в то время как Катары ссылаются на свои собственные оценки в 60 миллионов евро. Оценка со стороны Кипра была предоставлена Земельным Кадастром Кипра, что по своей сути противоречит заявлению министра финансов, где он высказывался за наем 3 независимых оценщиков из Великобритании.

После того, как цена будет согласована, Катарская фирма уплатит половину  Кипрскому государству, поскольку это совместный проект 50/50.

Кипр – очень привлекательная для туристов страна. После туристического спада в прошлом году из-за кризиса, туризм Кипра снова набирает обороты в нынешнем году. С января по март 2010 туризм здесь вырос на 10%.

The latest agencies laws have changed regularily of late and the best advise would be to seek the latest copy of the Cypriot law and translate it into your European language and see where your company status lies, it could be that you fulfill European laws and criterea but not local laws in Cyprus. Ситуация на рынке кипрской недвижимости, находится в лучшем состоянии, чем во многих других странах Европы, которые переживают кризис в этой сфере деятельности. Последние 10 лет на Кипре наблюдается строительный бум, множество людей заинтересованы в работе с недвижимостью, так как данный вид деятельности приносит большую прибыль. Основными инвесторами и покупателями кипрской недвижимости  являются и англичане, которые более 70 лет мирно живут с кипрским народом,  и российские инвесторы и частные  лица, так же полюбившие Кипр за дружелюбие и гостеприимство киприотов, теплый климат и чистое море.

Российский рынок рассеян примерно в таком соотношении: 60% заинтересованных покупателей отправляются в Лимассол, 15% в Пафос, 15% в Ларнаку и всего 10% в район Фамагусты. Предпочтительным объектами является недвижимость, расположенная на расстоянии пешей прогулки от моря, рядом с супермаркетами и развитой инфраструктурой, а так же дорогие дома и виллы на вершинах холмов с панорамным видом на море. Несмотря на кризисную ситуацию в стране, россияне проявляют растущий интерес к кипрскому рынку недвижимости и являются главным сектором покупателей на острове.

Последние несколько десятков лет цена на кипрскую недвижимость увеличилась в два-три раза, что способствовало появлению на рынке недвижимости большого выбора объекты в разном ценовом диапазоне. В районе Фамагуста (Агиа Напа, Паралимни, Проторас) и Пафос – рынки, которые испытывают дефицит покупателей, цены опустились на  20-40% от стоимости объектов, так как в этих местах основным покупателем был английский рынок, который сейчас практический отсутствует. В Лимассоле цены на недвижимость не изменились, по крайне мере в тех районах, к которым проявляют интерес Российские граждане.

Первичный рынок недвижимости предлагает цены от 2000 -15 000 евро. На вторичном рынке жилья цены колеблются от 1500 – 2500 евро за кв.м.. В период кризиса основной спрос наблюдается на вторичном рынке недвижимости, который имеет большее количество преимуществ, в том числе низкая стоимость, обжитые объекты и наличие документа на собственность (титул собственника выдается на Кипре через 3-7 лет после сдачи объекта в эксплуатацию). Основной спрос отмечается сейчас на дешевый вид жилья – односпальные и двуспальные квартиры  в ценовых рамках от 150 000 – 300 000 евро и на дома от 300 000 – 500 000 евро.

Популярным городом среди россиян является Лимассол, где за последние 15 лет произошли большие  изменения. Город увеличился в два раза и стал центром бизнес сообщества, метом расположения многих представительств крупных компаний Европы и России. Развитая инфраструктура, русские и английские школы, обширная  русская диаспора привлекает наших российских граждан в Лимассоле. Не смотря на то, что на Кипре ведется строительство по всему острову, Российский рынок сосредоточен  в одном месте – в туристической зоне Лимассола, протяженностью в 12 км по набережной города, с ее ресторанами, барами и другими местами развлечений всего в 200 метров от моря. Т.е. российские покупатели, в основном молодые семьи с детьми или  пожилые люди, направлены на покупку недвижимости на расстоянии пешей прогулки от моря и развитой инфраструктуры.

На данный момент выгодным инвестированием Вашего капитала являются объекты вторичного рынка,  а так же покупка объектов тех строительных компаний,  которые опустили цены до рядовых.

Купленные объекты недвижимости можно сдавать на длительный срок в аренду (на год) и получать от 3 – 5 % годового возврата от стоимости недвижимости. Ликвидность таких объектов увеличивается от 5 – 10% в год, тем самым прирост вашего капитала может составить 8-15 % годовых.

Вы можете поручить управление за  Вашей недвижимостью одной из риэлтерских компаний, которая сможет сдавать Вашу недвижимость в аренду на короткий срок (по дням) с учетом того, что Вы так же будете пользоваться своей недвижимостью несколько недель в году. При хорошем менеджменте управляющей компании Вы сможете заработать от 5 -10 % годовых  от аренды, тем самым Ваша недвижимость будит приносить вам доход в размере 10-20 % в год. И это всего лишь скромные подсчеты Ваших возможностей.

Коммерческая недвижимость не приносит большого дохода. Большинство объектов расположены в местах, где бизнес не сосредоточен. Коммерческая недвижимость не имеет такой ликвидности как жилая недвижимость у моря, покупая которую клиент готов переплачивать в разы только из-за наличия панорамного вида или эксклюзивности данного месторасположения.

Всем известно, что в 1974 году на Кипре был военный переворот, в результате которого северо-восточная часть Кипра была захвачена турками и по сей день считается нелегально оккупированной. Эта территория признается только Турцией.

На рынке недвижимости Северного Кипра появились многочисленные предложения продаж. Цены на постройки здесь на 70-75% ниже, чем в Южной части острова, но около 88% земли в Северной части Кипра принадлежит Грекам-Киприотам.

Желающим приобрести недвижимость на Севере Кипра будет любопытно узнать историю о деле семьи Орамс. Британская пара – Дэвид и Линда Орамс построила виллу на оккупированной территории, на участке, принадлежащем греку-киприоту. Он обратился в суд и выиграл процесс.  Уничтожить новую виллу и вернуть землю законному владельцу – такое постановление вынес Апелляционный суд Великобритании по громкому делу «Мелитис Апостолидис против супругов Орамс».

Человек, приобретающий что-либо на территории Северного Кипра, рискует не только этой недвижимостью, но и всем имуществом, находящимся на территории ЕС или другой страны, поскольку в деле Орамс при неисполнении приговора суда, их недвижимость в Великобритании была бы конфискована.

Также поступила информация о домах комплекса Kulaksiz 5 на Северном Кипре, выставленных на аукцион. Застройщик заложил в банк  под заем денежных средств построенные и проданные им дома, а после обанкротился. Владельцам, уже выплатившим застройщику всю сумму,  придется покинуть свои дома — власти оккупированных территорий не намерены оказывать им какую-либо помощь. И по закону никто и не может им помочь.

Это еще раз доказывает, что оккупированные территории Кипра — самое подходящее место для того, чтобы обмануть кого-то или быть обманутым.
